Minimum energy efficiency standards (MEES)

Before renting a property to tenants, you must now have a valid Energy Performance Certificate (EPC) in place with a rating of ‘E’ or above and this must be served on the tenant prior to their tenancy start date.

This work requires the assessment to be carried out by a qualified and registered assessor. This can be arranged through Fowler & Powell for £75 + VAT. You will then be provided with the completed certificate.

Gas safety regulations

Before renting a property you must have a valid Gas Safety Certificate in place and this must be served on the tenant prior to their tenancy start date.

This work requires the check to be carried out by a qualified and registered gas safe engineer. This can be arranged through Fowler & Powell for £75 + VAT. You will then be provided with the completed certificate.

EICR (Electrical installation condition report)

The EICR is a legal requirement and will require all landlords to have a satisfactory certificate to serve on the tenants before the tenancy start date.

This work requires the inspection to be carried out by a qualified and registered electrical engineer. This can be arranged through Fowler & Powell. Prices vary between £170 + VAT and £250 + VAT, depending on the size of the property.
